| Following public consultation, the land owner has now submitted a revised proposition for this site: NDP-S008. 12-16 properties are now proposed, with a variety of housing types suggested to address concerns raised. The proposal for a link road to Kimbolton Road has been withdrawn. Various options for access to the properties are suggested. | |||

| General discussion on site NDP-S008 There was clear opposition to any idea of a new road onto the Kimbolton Road. The benefits to traffic flow were hotly debated but ultimately it was the risk of opening the Village up for future development along such a road that was the biggest fear. Several residents were concerned that this development would change the character of the Village. Instead of gradually easing into the Village coming down the Raunds Road you would enter a housing "tunnel" which would be like a town. This development isn't considered to be "in fill" like NDP-S006 it is clearly an extension of the Village. At least nothing would be happening for 15 years but even so it wouldn't be a welcome development. |

| Q. What about the storm water - if you are paving over these fields and Ray paves over the other side - what's going to happen? A. You are right to be concerned and legislation requires developers to take this into account. There are two drains on both sides of the road which would be used to take the storm water but investigations would be needed to ensure that they were fit for purpose. |

| Q. Wouldn't bungalows be a good option to balance the bungalows on the opposite side? A. We are happy to consider any suggestions that would create the right feel for the Village. |

| Q. Would it be possible to screen the houses proposed? A. That wouldn't be realistic as the occupiers of the houses would then be looking at the screening. |

| C. I don't like the idea of a link road. It might take traffic from the centre of the Village but could encourage this to become a rat run for people from Raunds going to Kimbolton. This provoked lots of discussion about how traffic gets from Raunds to Kimbolton. There was a general view that the link road would not be a good idea with one person supporting it as a means of removing traffic from the centre of the Village to help with parking issues. A. We are making the offer so that the Village has options to consider. It isn't key to our proposal. |

| Q. You are proposing 13/14 houses which seems to be cramming them in when you take into account garages. We need to make sure that the density looks appropriate. A. We think that this number of houses is the right number for the site but agree that the density needs to be appropriate for the site and would be happy to discuss it with the Village. |

| Q. How far back would you be proposing to set these houses? A. We haven't worked out the detail as it depends on the vehicle access allowed. However, we think it needs to be at least 15m back so that it doesn't create a "closed in" feel along the road. |

| Q. Where would the proposed access be to these houses? We have heard about the problems further down the Raunds Road. A. We need to take advice on this as to whether access can be directly off the road to each property or through one entrance going to the rear of the properties. |

| Q. Aren't you creating a potential traffic problem here. The Darsdale Farm proposal will be adding 700-800 cars daily to the Raunds Road traffic. A. We agree that we would be adding cars to the traffic and that some form of traffic calming on the Raunds Road would be appropriate. |

| Q. How far up the Raunds Road are you going? A. Only to edge of our field which extends to opposite the boundary of Wildacre and 1 Pretoria Cottages. We will need to leave access for farm machinery which is the gap we have left at the top of the field. |

| Q. Your proposal seems to suggest more large houses. Surely we have enough of these? What about houses for youngsters? A. Overall the Village will have to consider this and conditions are usually attached to developments to insist on a measure of affordable housing. We would be happy to follow these conditions and provide a mixture to suit what the Village believes is necessary. |

| Q. There is currently no footpath provision on the east side of Raunds Road. What are your proposals for providing pedestrian access on that side of the road. This is particularly relevant as a result of the position with regards to footpath provision for new developments adopted by the Council. A1. All I can say regarding the footpath anything is a possibility,at this stage I wouldn't want to commit myself. However, clearly we will comply with all the requirements of the Highways Dept relating to health and safety issues. A2. In this situation we would expect it to be a condition of the planning that such provision would be made. |
