C. Firstly, I'd like to say that I have no overall problems with this proposal. It's the most sensible of the ones we've seen. But I have got three points I want to make.
  1. I live in 25 Duchy Close and all the houses are higher than the site. Water flows from our land onto yours. Many years ago Gerald put a drain along the back of the workshop to take the water away from the yard. You'll need to work out how to do this to collect the run off and redirect it to the brook.
  2. Our gardens are 4ft above the site and are currently held in place by retaining walls and the foundations of the workshop. You'll need to find a way of shoring up our gardens before any excavations. This will need to be a condition of the planning application being granted.
  3. From our houses we currently look at a fairly ugly building but no-one overlooks our gardens. These houses are going to be quite close to us and the upstairs will be able to look straight into our gardens and we'll lose privacy. Please can you think about how we can be screened from each other, perhaps with some tree planting?
A. These are all excellent points and we have no issue at all with them. We'll go back to our architect with them.
